Housing Market to be Far Different than before Recession: Urban Land Institute

As the U.S. economy recovers, emerging trends in demographics and consumer behavior will become major drivers of new housing opportunities, resulting in a residential market vastly different from the one that existed prior to the recession, according to Housing in America: The Next Decade, a new research paper authored by John K. McIlwain, senior resident fellow at the Urban Land Institute.

“The old ‘normal’ will not return,” McIlwain predicted in a presentation of the research to Urban Land Institute (ULI) trustees. “Over time, a new mode of metropolitan development will emerge, presenting opportunities and stiff challenges. Those who fail to understand these new trends will find themselves building what is no longer in demand.”

Price Decline to Continue
Despite the housing stabilization that has begun in the nation’s strongest employment markets, overall home prices will likely decline an additional 10 percent this year, contributing to what is already an unprecedented number of foreclosures and “underwater” mortgages (loan amounts that are higher than the current value of the homes), McIlwain said.

The growing number of consumers who are choosing to walk away from those mortgages suggests a fundamental change from the long-held notion of homeownership as the ultimate American Dream, he explained.

This disillusionment over homeownership as a way to build wealth could persist for decades to come, as those entering the housing market will be more apt to rent longer, and to place more emphasis on buying for shelter rather than investment purposes.

Two Key Predictions
Two key predictions from Housing in America for the decade ahead: home appreciation will slow considerably, to about 1 percent to 2 percent annually; and the current U.S. homeownership rate, now at 67 percent (a decline from the record high of 69 percent at the height of the housing boom) will fall further, to about 62 percent.

According to McIlwain, the lasting stability of the U.S. housing market depends on how, and when, the private home mortgage finance system is revived and how such a system might be structured. The federal government now supplies virtually all new mortgage funds through mortgage purchases or securitization. 

Reducing this massive support, he said, will entail revamping or replacing mortgage suppliers Fannie Mae and Freddie Mac, and tightening risk requirements for mortgage issuers to restore investor confidence in mortgage-backed securities.

Reynolds Plantation Golf Instructors Graduate Two Students to the PGA Tour

Reynolds Plantation (and the Reynolds Golf Academy) announce that two of its golf students will be competing on the PGA TOUR this year.  Garth Mulroy (left) and Blake Adams finished in the top-25 on the 2009 Nationwide Tour money list to earn their PGA TOUR cards for the 2010 season.  Mulroy is taught by Charlie King; Adams is taught by Charles McLendon.

King and McLendon employ a unique set of principles, outlined in King’s latest book, “The New Rules of Golf Instruction” while working with the professionals.  Adams and Mulroy were not asked to change their swings; the New Rules allow golfers to keep their style of swing while becoming more skillful in critical areas and reaching their fullest potential.  It’s a set of standards that all golfers, including amateurs, can benefit from when choosing an instructor.

Mulroy, from Durban, South Africa, is a student of King, director of instruction at the Reynolds Golf Academy.  Mulroy has five victories worldwide including a 2009 Nationwide Tour win at the South Georgia Classic.  He finished 14th on the 2009 Nationwide Tour money list.

“Congratulations to Garth on getting his PGA TOUR card,” said King.  “It was great to work with Garth last year and see some solid results.  I expect him to have a breakout year on the PGA TOUR this year.”

Adams, a graduate of Georgia Southern University, has been receiving instruction from McLendon, master club fitter and teacher at Reynolds Plantation, for almost two years.  Adams turned professional in 2001 and had a breakthrough year in 2009 with seven top-10 finishes and a third place standing on the Nationwide Tour money list.  His earnings of almost $400,000 set a new Nationwide Tour record for most money earned in a single season without a victory.

“It has been a privilege to work with such a talented player,” said McLendon.  “After working with Blake for almost two years now, it has been exciting to watch him realize his potential. Congratulations to Blake, his family and friends who have supported him along the way.  I wish him much success on the PGA TOUR.”

The Reynolds Golf Academy at Reynolds Plantation on Lake Oconee, GA, is a state-of-the-art learning center located just an hour’s drive from Atlanta and Augusta and provides instruction for golfers of all skill levels.

Residents collected a huge assortment of gifts for children served by CASA (Court Appointed Special Advocates) and SAFE Shelter. Along with toys, residents purchased clothes and shoes for the needy. Champion Hills, NC has scheduled beginner ballroom dancing classes at the community clubhouse, to begin on Sunday, Jan. 17. Sessions will be one hour in length and continue for six consecutive weeks. Classes to be taught include the waltz, tango, foxtrot, cha cha, rumba and swing. Instructor Lisa Puckett is formerly with the Asheville School of Dance. Dataw Island, SC continued a holiday tradition of helping others by collecting more than 200 toys during the eighth annual Santa Claus Open Day, held Sunday, Dec. 13.
