Balsam Mountain Preserve, NC to Re-Open Thanks to Residents & Vestlyn BMP Support

via citizen-times.com SYLVA — Amid all the gloom and doom reports about the golf course/real estate development business comes word that Balsam Mountain Preserve has risen from the ashes of the Great Recession, traveling from foreclosure to re-opening in a little more than six months. The course, along with the entire development, shut down in Oct. 2009 and faced foreclosure proceedings when $19.8 million in loans came due, despite having sold 230 of its planned 354 homesites at an average price of $530,000.

BMP laid off nearly half of its 80 employees and was in danger of joining the long list of casualties of a severely depressed financial market. But that pitfall is now behind it.

"This is a positive story that could have been a horror story for the property owners,” said Mark Antoncic, managing partner of the Vestlyn BMP LLC, which now owns and operates the development.

“We don't have a financial partnership with the property owners, but the community support we received made it possible for us to make this work.”

Antoncic said BMP retained 120 of 150 golf memberships despite the upheaval.

“This community came together and decided there was no way we were going to fail,” home owner and property owner Harry Avant said. Request more information.

Balsam Mountain Preserve is a 4,400-acre private community, an average of just one home for every 12 acres, in which nearly 70 percent of the community has been placed in a permanent conservation easement. Every homesite touches a portion of the 3,000 acre Preserve, offering a level of privacy and seclusion that residents in other communities can only imagine.

In addition to all the wonders of nature, club members enjoy a nationally acclaimed Arnold Palmer Signature golf course, horseback riding, a heated junior Olympic pool, soft surface tennis courts, a fitness center, fine dining, 34 miles of private trails, 38 miles of streams (including a Class “A” North Carolina trout stream for fishing), a private family campground, and a 24-hour staffed gatehouse. Daniel Island Celebrates 10 Years of Family Circle Cup with Record Attendence

Attracted by a star-studded line-up and spectacular springtime weather, more than 95,000 tennis fans came out to Daniel Island last week to experience one of the WTA’s Premier Events. It was a record attendance for the Family Circle Cup since moving to its home on Daniel Island 10 years ago.

On the courts, the competition was fierce, with the tournament’s No. 1 seed (and world No. 2) Caroline Wozniacki of Denmark losing in the semifinals to Vera Zvonareva (world No. 22) of Russia.

Zvonareva faced Australian Samantha Stosur (world No. 11) in the finals, with Stosur capturing the title — just the second championship of her career. The action was broadcast live to a national television audience by ESPN2.

Saturday night, thousands of lucky fans cheered on tennis legends John McEnroe and Jim Courier in an intense exhibition match that went into a tiebreaker before McEnroe emerged as the winner. Afterwards, the pair was joined by Monica Seles and Anna Kournikova for a lively set of mixed doubles.

In between, the crowd enjoyed live music by the Blue Dogs, one of Charleston’s favorite bands. The event, called “Game, Set, Rock. Tennis. Amplified,” was a celebration recognizing the tournament’s 10 years in Charleston.

The Landings Challenger Tennis Event To Bring Future Stars to Savannah May 1-9

The Landings on Skidaway Island will once again welcome tennis professionals from around the world when the 2010 $50,000 Savannah Challenger returns to the Franklin Creek Tennis Center May 1-9.

A portion of the proceeds from the 2010 tournament will be donated to The Savannah Community Foundation which will distribute funds to local charities. The 2009 tournament attracted more than 3,200 fans and featured 64 world-ranked tennis professionals vying to win highly coveted ATP ranking points in addition to prize money. Boca Woods to Upgrade Golf Courses with Restored Irrigation & Repaired Greens

Boca Woods: Golf courses to get even better.

Boca Woods Country Club in Boca Raton, FL, reports that a vote was recently passed to restore the irrigation systems on both its golf courses. During installation, the greens, tees and cart paths will all be repaired with the greens on both golf courses being replaced with modern hybrid putting surfaces.

The tee boxes on both courses will be enlarged and resurfaced, greatly improving playing conditions. All platinum tees will be moved and built to regular tee standards. The cart paths will be completely restored and re-paved.  Barriers to protect against tree root incursion will be installed. Request more information.

The grass on the Woods fairways is basically sound and will be rejuvenated during construction.  The grass on the Lakes fairways will be killed off and replaced with modern, weed-resistant grass.  Efficient watering will make fairways on both golf courses even more playable.  Drainage problems will be resolved on both courses.

New liners will be placed in the sand bunkers and existing sand will be replaced with a high-quality sand which will stay fluffy on top while firm underneath.  Request more information.

St. James Plantation Office Makeover Includes New Lighting, Furnishings

Bay Club Mattapoisett Expands Club Seahorse Children's Camp for Summer Fun

Summer is a wonderful time for young members of the Bay Club at Mattapoisett.  This year the club is offering and an expanded Club Seahorse in the form of Bay Club Base Camp for older children (9-15) as well as a competitive swim program. 

Returning to run the camp is the charismatic Chris Bobola who is in the process of building what he predicts will be a terrific staff for Summer 2010.  The program offers daily swimming, tennis and golf along with arts and crafts, games and outdoor sports for children aged 4 to 9 years old. “BCBC” is geared towards children ages 9 to 15.  The program is a hybrid of fun, educational activities with sports and life development skills.  Some of the action will be held off site to take advantage of the wonderful natural resources our Southeastern MA location has to offer. Bay Club’s Nate Medeiros, WSI certified instructor and long time competitive swimmer, will coach the Bay Club Competitive Swim Program.  The group will be broken down by age group and the workouts include stretching, dry land training, stroke work, distance and sprint training and then verbal evaluations.  Nate is a motivating force, both in and out of the pool.  His love of swimming is passed through to the children and directed into a rewarding competitive experience.

1st Qtr. Strong for Lakewood Ranch with 31 Sales & 85 Homes Under Construction

In the first quarter of 2010, Lakewood Ranch builders registered 31 sales and reservations with 85 homes currently under construction. The activity, say executives at the community, offers solid confirmation of the continued recovery of the real estate market.

“The construction activity is incredible,” said Milt Flinn, president of LWR Communities. “It’s refreshing to drive down the street in the La Cantera neighborhood in The Lakewood Ranch Country Club and see construction activity booming and bustling, reminiscent of what it was like back in 2005.” 

Other Construction on Tap
Flinn said LWR Communities is also looking toward the future with the selection process for builders in two new neighborhoods north of state road 70. “We are currently selecting builders for an age-targeted community and a workforce housing community. Our process is almost complete and we should have an announcement very soon.”     

Other Lakewood Ranch communities are seeing success as well.  At The Lake Club, the exclusive private gated community with multi-million dollar homes, two lots were sold in the past two weeks as part of a special Lakewood Ranch anniversary promotion.

Prices 'Slashed'
“To celebrate the first home sold in Lakewood Ranch 15 years ago, we have slashed the prices of 15 homesites in The Lake Club,” said Miranda Oswald, vice-president of sales and marketing for LWR Communities.

“As the developer, this is something we wanted to do to keep the momentum going for our builders and to say thank you to the community that has made Lakewood Ranch such a great success story over the past 15 years.” 

Construction activity is also booming in Country Club East, with the completion of the first community pool in the Hazeltine neighborhood.  The pool is scheduled to open at the end of April.

Commercial Real Estate Advances
Exciting things are happening in commercial real estate this quarter as well. Pizza Mia, a pizza delivery restaurant is set to open at Lorraine Corners at the end of April, and a new Italian restaurant is coming to Main Street! 

“We have more requests for an Italian restaurant than anything else at Main Street,” said Brian Kennelly, president of LWR Commercial Realty. 

“Restaurants are a critical traffic driver for any retail center and we could not be happier about the addition of The Main Street Trattoria.”  The restaurant will be an open kitchen, brick oven-style eatery and is slated to open this summer.

Blackstone at Vistancia Announces New, Lowered Pricing on Collection of Homesites

Prices on a collection of 21 custom homesites situated between two picturesque fairways of the award-winning Blackstone golf course were recently lowered at the private, gated community of Blackstone at Vistancia in Peoria, AZ.

Ranging from nearly three-quarters to more than one acre, most of the natural desert home sites back up to the golf course and offer mountain and city light views in a stunning desert environment. Prices start from $145,000. Request more information.

“The value is terrific,” said Blackstone Marketing Director Sandy Esmay. “We have reduced pricing on all of the lots by at least 50 percent and as much as 65 percent on some, so if you’ve always wanted to live in a private community, now is definitely the time to buy. One prime, one-acre site in the collection is now $189,000.”

Sales Heating Up
Esmay pointed out that five custom homesites sold in recent months, a positive sign that buyers are recognizing the value that is available to them at the community tucked into a quiet, 590-acre desert location in the Vistancia master plan in Peoria.

Sales are also underway on the move-in ready Villas at Blackstone. As an incentive, a $7,500 Blackstone Country Club golf or social membership option is included in the listing price.

Priced from the low $200,000s, three floor plans offer single- and two-story space, each with two bedrooms, a spacious den that can be converted to a third bedroom and a minimum of two baths. Request more information.

Among the fine design elements are rotunda entries, expansive gourmet kitchens with cozy morning rooms and a centrally-located “planning center” that can be utilized as a computer work station, craft and hobby area or miscellaneous work space. Villas also have two- and three-car garages.

Memberships Restructured
A property purchase is not required to become a member of the Blackstone Golf Club. In a recent restructuring of the membership program, new equity golf memberships are available for $15,000 and non-equity memberships for $7,500.

Also, a limited number of equity social memberships, which allow members access to the clubhouse amenities with the exception of golf, are available for a $2,500 initiation fee.

The weather this past winter was typical of what one would expect in New England, entirely unpredictable!  A blizzard, harsh winds, driving rains, and a spring Nor’easter all blew through Mattapoisett; however, none of this has fazed O’Connor or proved detrimental to the course.  Varying degrees of brush cutting and tree trimming were necessary, some of which was storm related yet there is no turf damage.

O’Connor’s objective is always to keep the course at a championship level and it sounds like we are on our way to another successful year.

Jon O’Connor holds a BS in Turfgrass Management from the College of Agriculture and Natural Resources at Michigan State University, he has worked as a course superintendent in the Midwest and on the East Coast for over twenty years.
