Tony Mule Wins Landings Challenger Wild Card, Four Semifinalists Earn Main Draw

Mule wins his 2nd consecutive Landings Challenger wild card.

For the second year in a row, Tony Mule has captured the Wild Card Event for the Savannah Challenger championships at The Landings on Skidaway Island, GA. The 30-year old Greensboro, NC, resident thrilled the supportive crowd by coming back from a deep deficit in the final to defeat Alexandru Pasareanu, 17, Blufton, SC, 3-6, 7-5, 6-3 on February 28.

Mule and Pasareanu, along with the two losing semifinalists, all advanced to the main draw of the 2011 Savannah Challenger tournament which will take place at The Landings April 30- May 8. A total of 19 players from Georgia, South Carolina, North Carolina, Alabama and Pennsylvania had traveled to The Landings to compete for the right to play in the Challenger event.

A Tight Final
Mule and Pasareanu clearly stood above the crowd with Mule losing only 13 games in three matches en route to the final and Pasareanu dropped only seven.

The final was a close match, pitting the power and speed of the younger Pasareanu against the grit and experience of Mule. Pasasreanu took a quick early lead and maintained it for the entire match, winning the first set 6-3 and leading 5-3 in the second.

However, when serving for the match at 5-4, Pasasreanu's game deserted him and Mule ran off six straight games to take the second set 7-5 and go up a service break at 2-0 in the third. Pasasreanu then steadied his game and from that point on it was evenly contested with both players having multiple chances to go ahead. In the end Pasareanu saved a total of nine match points, but Mule held serve to win the match.

The Landings Well Represented
The Landings had two members in the draw, Grayson Lowenthal, 15 and Alex Gold, 21. Both lost in the first round, but gained valuable experience in competing against other top players. The final was refereed by Landings Club member John Remmert. Club members served as ball people.

The Savannah Challenger will bring some of the finest tennis players in the world--with rankings from 40 to 200--to The Landings as they try to gain ranking points and advance to Grand Slam events such as the French Open, Wimbledon and the US Open. 

Additional special events, including Kid’s Day (April 30), a Pro-Am to benefit Special Pops Tennis-Savannah (May 1), Player Party (May 2), and Ladies’ Day (May3) will also be a part of the Challenger week. Forbes 'Best Retirement Places' Are Hosts to Many World-Class Golf Communities

Southeastern Massachusetts/The Cape Is Growing as a Desired Golf Community Area

Farm Neck Golf Course, Martha's Vineyard, MA.

Recent 2010 census results showing significant population growth on Martha's Vineyard and Nantucket highlight that the southeast coast of Massachusetts is evolving from a summer-only haven to a desirable year-round location.

Helping spur the growth are golf and waterview communities that offer world-class golf facilities and the lure of the timeless beauty of the coastal areas, Cape Cod and the islands.

I have visited a number of communities in this area and found they range widely in price and amenities. A few to consider are described below. One of them, Bay Club, I visited via sail boat from Vineyard Sound and Buzzard's Bay, which was a fun way to arrive. Let me know if you have a community to recommend.

The Residences at Black Rock, Hingham

The Residences at Black Rock is a 357-acre landmark community 20 miles south of Boston. Wooded hollows, granite cliffs and the meandering Plymouth River frame a boldly designed golf course, creating a four-season panorama of rare beauty.

The privately owned and operated Black Rock Country Club gives residents access to a generous array of activities, including paths for walking, jogging, or biking. The club features two outdoor swimming pools with separate areas for adults and children, plus a full-service health and fitness center, plus five tennis courts, two paddle tennis courts, opulent dining spaces, plus casual, comfortable areas for socializing.

Upon completion, Black Rock  will consist of 138 single-family and attached cottage-style residences, 86 of which sold between 2003 and 2009. Single-family homes are available from $950,000. Request more information.

 The Villages at Brookside, Bourne

Nestled within the Brookside Golf Course, The Villages at Brookside is optimally situated in Bourne--the entrance to Cape Cod--and near shopping, beaches, and fine dining. The 18-hole, 6,300-yard Brookside course was designed by Dr. Michael Hurdzan and John Sandford, Jr. A scenic, breeze-swept course, it is carved out of natural woodland that rolls toward Buzzard's Bay with a 5,000-square foot clubhouse that overlooks the closing hole and the great bay beyond.

With an award-winning championship golf course, world-class tennis courts, Olympic-sized pool, state of the art fitness facility and spa, and gourmet dining, Willowbend is one of Cape Cod's most prestigious and complete private communities.

The 27-hole championship golf courses by Michael Hurdzan and Bruce Besse, Jr. comprise five different 18-hole routings and are complemented by a practice facility with oversized driving range, grass hitting area, six targets, two practice bunkers, large putting green and separate chipping area. Members gather in a 46,000-square-foot clubhouse for gourmet dining or lunch and conversation in the Grille Room.

The Bay Club at Mattapoisett is a private golf and lifestyle community on 625 rolling wooded acres just a mile from the shores of Buzzard's Bay (close to Cape Cod). Member-owned, the club is built around a Brad Faxon-Brad Booth championship golf course and also features racquet sports, gourmet dining and many other athletic and cultural pursuits all within its gates.

The club’s Sports and Activities Center, opened in 2005, is a 10,000-square-foot facility with a year-round fitness center, aerobics room, locker rooms with steam. four Har-Tru (Hydro) tennis courts, plus two platform tennis courts, a junior-Olympic size swimming pool with zero-depth walk-in and much more.

On Martha's Vineyard

The group of homes borders a beloved Vineyard golf course favored by U.S. presidents and traveling golfers of all skill levels. Designed by the dean of New England golf course architects, Geoffrey Cornish, the championship course at Farm Neck may be most famous for hosting both President Barack Obama and President Bill Clinton.

The Farm Neck club community—the golf course and adjoining cluster of homes—rests on a peninsula of rolling farmland on the eastern side of the Island, overlooking Nantucket Sound. The golfer enjoys wonderful views while take advantage of practice facilities, golf shop and full golf programs, plus four outdoor Har-Tru courts, a complete tennis program and the Farm Neck Café which overlooks the first tee.

Single-family homes are available at Farm Neck from $2.3 million to $4.5 million. Non-members can begin play at the course on April 8 for just $68 for 18 holes with cart. Island-wide, homes are priced from $350,000 to $17.5 million. And of course, ask about the popular summer rentals. There's no place like the Vineyard in summer. Request more information.

Confidence & Vacation Home Buyers Are Coming Back into the Market, Survey Says

Harsh Winter May Have Triggered Vacation Home Market Rebound

In the mdst of all the negative news you see in real estate, here's one item that has to make you feel better about the future. After several years of negative trends in the real estate industry, a recent market study shows signs of increasing consumer confidence.

The third annual Cotton Report polled more than 800 participants on housing preferences, motivating factors, pricing levels and timelines for purchase. The survey included participants from 39 states, as well as Canada, Europe and Latin America.

While no direct correlation was made to the harsh winter temperatures, the research survey indicated a substantial increase in the number of homebuyers seeking a vacation home purchase, an increase of 800% year-over-year. This dynamic trend is further supported by an increase in the number of buyers describing their transition as a geographic relocation, now 40%.

A continuous trend over the three-year period of the annual research study has been  towards smaller homes with the most popular size home now being 1,700 to 2,299 sq. ft. Homes ranging from 1,000 to 1,699 sq. ft. saw an increase of 5% in interest levels from 2010 to 2011.

Pricing & Expectations Get Closer
The Cotton Report also shows signs that pricing levels have adjusted to meet consumer expectations.

In 2009, respondents indicated the need for a 50% reduction in order to re-enter the market. In the 2011 survey, this level of price reduction has changed dramatically with the median response being a 20% reduction. This trend was also reflected in the consumer’s timeline to purchase.  In 2011, 25% of the respondents reported they would be purchasing within 6 months, an increase from just 4% at the same time last year.

The annual consumer report is compiled by Cotton & Company, a 28-year old firm specializing in the marketing and sales of residential real estate throughout the United States and the Caribbean.

Stephann Cotton, the firm’s president, notes “The adjustment of pricing to realistic levels has brought buyers and sellers closer together. These price adjustments combined with the brutal winter up north have resulted in strong sales in many of our resort residential properties.”

Cash Is Big
While questions remain in the US mortgage market about the future of the 30-year mortgage, the survey indicates that 36% of the respondents plan to utilize a 30-year mortgage to make their purchase. An equal 36% are cash buyers with 21% indicating plans for a 15-year mortgage.

Good Morning!  We are pleased to announce the addition of Farm Neck Golf Club on the island of Martha's Vineyard, MA, and The Neighborhoods of World Golf Village in St. Augustine, FL, to the GolfCourseHome Network.

Farm Neck Golf Club is a special island property set along the shores of Sengekontacket Pond overlooking Nantucket Sound.
